5 of 5 stars Reviewed April 5, 2012 NEW

We had booked a 1 bedroom with private pool, when we arrived we found we had been upgraded to a 2 bedroom. We were given a choice of which room and the other was locked. the upgrade meant we had much more living space. Huge sitting dining area with quality furnishings a fully equipped kitchen with top quality everything, pity we didn't use it much as we chose to eat out.

Bedroom big king size with en-suite 2 basins, bath and huge shower. Just outside was an open air shower. The pool was to die for right outside the bedroom. Our maid was wonderful could not do enough for us. Pool kept spotless.

The villas are right in the middle of Sanur with plenty of restaurants around, spoilt for choice. A pleasant 10min walk to the beach and another lot of restaurants to choose from.
Would we go back? in a heartbeat

What a great place were had a three bedroom villa with our two children and friends, 9 metre pool beautiful, maid 8 hrs a day WOW, at one stage we had two maid's, pool guy and garden man OMG.
Beautiful rooms open kitchen room service was very affordable. Walking distance to the beach, near to Bali Hyatt. Quiet and private, lovely highly recommend if want to share with another couple.

4 of 5 stars Reviewed March 3, 2012

Just returned from a week long holiday in Bali where my husband, friends and I stayed at Emerald Garden Villas Sanur Bali. Now we have experienced a villa stay in Bali there is no going back to a hotel room. The 3 room villa was beautifully decorated, spacious, private and we had our very own 9m private pool. To top things off we had a housekeeper who came daily. A lovely lady who washed and ironed for us and kept the villa beautifully. It was only a 5 min walk to Sanur beach and there were many, many good restaurants within walking distance. Sanur itself was a much more relaxed place without the hustle and bustle and heavy sell of Legian and Kuta. We enjoyed ourselves so much that we had already booked our next stay at Emerald Villas before we had checked out. Thoroughly enjoyed our stay in Bali, in fact this was our best stay yet. Thank you to all the wonderful staff we will be back in July.

“Loved it”

Super villas about 10 mins walk from beach. Very well equipped with everything needed for a relaxing stay including juicer and water dispenser. You have your own private pool in your own walled garden complete with daily maid service. Our maid Comagn ? was a gem she came in the morning and would rustle up breakfast for us, do the cleaning then wash & iron any clothes that needed doing, she would get shopping in if you needed her to, then prepare lunch before she went for her lunch. She introduced us to fruit smoothies. Sanur has plenty of very inexpensive places to eat with lots of variety. Emerald villas will provide a collection & delivery service from the airport & our driver Nanga was very steady and careful. We hired him for a days sightseeing over the island which was good value for money. All the staff at the villas were very helpful & friendly and helped make it a super super holiday, no hesitation in recommending it for a holiday.

“Excellent stay”

Cragledog

Darwin, Australia

Stayed in July 2011, with four young kids (3,5,6 and 8) This was the second time we stayed although last time they moved us down to jade villas which is a block down but exactly the same if not better. We rented a three bedroom villa. Very nice. Maid for washing and cleaning was great. Kids loved Jack the pool guy. Security was good and front gate guys very friendly. Room service for breakfast was good value. Small shop/toko (toko bagus) about 2 min walk for basic supplies such as bread, milk, snacks and bintang! If you are after more groceries then Hardys is about a 10 min walk or 1 min taxi ride. The villa had full cooking facilities which was good but we found that the villas were very close to a lot of good restaurants like fortune cookie (short taxi), Charming, Cafe Japun, Little India etc (check trip advisor reviews for restaurant). Villas have drivers available for day trips which may suit but plenty of transport available out on the street. If you need to go to Kuta, waterbom etc then just grab a bluebird taxi from the main street (which is 100m from the front gate). Sanur beach was 5 to 10 min walk straight down the street, past toko bagus. Apart from the beach which is tame because of the reef, it's relaxed, and has some nice little restaurants which are nice for lunch or coffee. That's about it for my review. I would recommend emerald villas to my friends (and have done so), if you are looking for a luxurious villa. Sorry one more thing, you get a private pool in your villa which was great for kids.   LLC

When we first arrived I was a bit hesitant - the Reception area is small and quite dated. But once we entered our villa there was only one word to describe it - wow!! It was our own private paradise! The kitchen was fully self contained with everything we could need, and the four poster bed was huge and very comfortable. There is ample living space to stretch out and every bedroom has their own bathroom - some with the added bonus of an outdoor shower in the courtyard also! To top all of this off you have your own private swimming pool.....who could want for more???!!

we had an unbelievable relaxing time in our villa. nothing was too much trouble for our maid (komang) who kept everything spick and span as well as helping us with any questions we had about the local scene. my wife, now expects this standard of accommodation next time we travel. needless to say we are going back in may next year. it was so much fun for us. we hired pushbikes which got us everywhere we wanted to go' the security man on the gate was terrific, as was our driver who picked us up from the airport. brilliant holiday.

Mothers Day:

Editors Note: Normally Mother's Day, which occurs this Sunday would be a happy event for me and my now departed mother.

Her recent demise leaves me very sad in that I cannot celebrate this very important day with her for the first time in my life.

I still feel that she is always with me especially during the trying times so I want to wish her and all the other lovely mothers out there a very Happy Mothers Day.

For those of you that still have the joy of being able to share mothers day with your mother I offer the following advice.

Cherish every moment that you talk to her on the phone or spend time with her because you never know when she will not be around.

Happy Mothers Day.

Australia eases Bali travel alert:

Updated 5 May 2012, 0:32 AEST

The Australian Government has downgraded its travel warning for parts of Indonesia, including Bali.

The warning will remove the advice to "reconsider the need to travel" and will now emphasise the need to "exercise a high degree of caution".

It is the first time the warning has been at a category 2 level since the 2002 Bali Bombings.

Indonesia's Foreign Minister Marty Natalegawa has welcomed the changes.

He says the warning downgrade is the result of sustained counter-terrorism work by the country's police.

"Today's decision by the Australian Government is much welcome. It reflects the kind of better conditions that we have been promoting," Mr Natalegawa said.

"But we are not complacent because with or without the advisories we are determined to work on promoting further security and safety in Indonesia."

The "reconsider the need to travel" warning will remain in place for the provinces of central Sulawesi, Maluku, Papua and West Papua because of communal and sectarian violence.

The Australian Government continues to warn that a terrorist attack could occur in Indonesia at any time.

'Effective' move

Terrorism expert Greg Barton says Australia's travel warning for Indonesia in the past was not effective because it was being widely disregarded.

Mr Barton is a member of the Global Terrorism Research Centre at Monash University in Melbourne.

He says easing the travel alert is a sensible move.

"If the risk level does rise in the future they can always elevate it, at least temporarily and that will be more effective," he said.

"But I think it's a very wise thing to finally bring it down to a lower level, improve people-to-people relations and flow of exchanges and then have people paying attention, so if it goes up or down it means something rather than just sort of being stuck and not changing this last ten years."

Bromance booming for Bali brocations:

Thursday, 3 May 2012

The ‘bros’ on ‘brocation’

More male travellers are ditching their significant female others and gathering up the boys for a ‘brocation’ to capture some sun, surf, adventure, fine food and local beer in some of the world’s most interesting destinations.

Randall Deer from My Holiday Centre said diverse generations of males are opting for an all-inclusive package with their mates, with Bali being revealed as the favourite male hot spot.

Mr Deer said holidays that fall under the umbrella of ‘brocations’ are indirectly having a profound impact on the Balinese tourism industry.

“Not only are these resort and airline partners benefiting from increased sales, but other local businesses are also responding to the profits from this new wave of consumers,” Mr Deer said.

With these holiday revelers accounting for a substantial number of Australian’s departing on overseas island escapes during the first third of 2012, My Holiday Centre subsequently offers ‘My Bali’ packages to suit the idyllic ‘brocation’.MORE: http://www.etravelblackboardasia.com/article/83632/bromance-booming-for-bali-brocations

Bali expects more Japanese visitors:

BY WASTI ATMODJO ON 2012-05-07

Despite the ongoing slump in Japanese tourists coming to Bali, the Tourism and Creative Economy Ministry, as well as related stakeholders in Bali tourism, expressed their confidence that the Japanese influx would improve within the year.

“We are happy that Garuda Indonesia has finally opened a direct flight from Bali’s Ngurah Rai International Airport to Haneda International Airport in Tokyo, Japan, five times a week. We hope that it will increase the numbers of Japanese visitors to Bali in the coming days,” Tourism and Creative Economy Minister Mari Elka Pangestu said recently.

Since late April, the national carrier, Garuda Indonesia, has been operating the Airbus 330 for flight GA 887, which can carry over 200 passengers, for the newly launched, five-times-a-week route between Ngurah Rai and Haneda. Aside from the new route, Garuda Indonesia also operates direct flights between Jakarta and Narita, Denpasar and Narita, as well as Denpasar and Osaka, all of which operate on a daily basis.

“We also expect to be flying everyday from Ngurah Rai to Haneda. We are hopeful this new route may motivate more Japanese to come to Bali, and Indonesia, in general,” said Garuda Indonesia Bali branch general manager, Didi Triatmojo, previously.MORE: http://www.thejakartapost.com/bali-daily/2012-05-07/bali-expects-more-japanese-visitors.html

RI expects 30% growth of tourists from Middle East:

The Jakarta Post, Jakarta | Thu, 05/03/2012 3:31 PM

Sapta Nirwandar: Deputy Tourism and Creative Economy Minister. (JP)

Indonesia has sets a target of 130,000 tourists visiting from the Middle East this year, up 30 percent from 2011, Deputy Tourism and Creative Economy Minister Sapta Nirwandar said Thursday.

“The Middle East is a promising market for Indonesia because every tourist from this region always spends at least two weeks here,” Sapta told The Jakarta Post from Dubai, where he is attending the 2012 Arabian Travel Market.

He said that Indonesia saw a 19.75 percent increase in tourists from the region over 2011, from 77,890 to 93,273.

The number of tourists from the United Arab Emirates (UAE) alone rose 37.63 percent, from 9,017 in 2010 to 12,410 last year, he said.

“We are confident that we can achieve this target because the Indonesian tourism and creative economy sector are being managed in a better way now,” he said.

At the four-day Arabian Travel Market that ends today, he said that the Middle Easterners have showed a strong interest in visiting Indonesia, particularly Jakarta, Bali, the Bangka-Belitung islands and Medan.

Indonesia aims to bring in 8 million foreign tourists this year, up from 7.64 million last year. (nfo)

Art and soul in Bali RAY MCVINNIE:

DIFFERENT STROKES: Ray McVinnie forgoes Bali's famous beaches for the rich cultural and culinary appeal of Ubud.

Most people's idea of Bali is simply as a place to go for a tropical mid-winter getaway. Warm weather, beautiful beaches, surfing, shopping and an interestingly exotic but peripheral local culture make up the picture.

It sounds like any resort destination anywhere in the world and of course there's nothing wrong with that. But I was looking for something more.

I first visited Bali in 2001 to write a story for Cuisine on chef Heinz von Holzen's cook school, in the serious tourist territory of Nusa Dua in the south of the island. I naturally remember the excellent food and also the beach. But 11 years on I still remembered the intriguing temples I didn't have time to look in, the melodic gurgling of traditional Balinese music and the frequent sight of women, beautifully dressed in traditional costume, languidly walking along the streets carrying intricately woven baskets and plates of fruit and other foods on their heads.

Well, it may have taken a long time to get back there, but it was these indelible images I wanted to investigate on my second trip to Bali.

bali real estate NEWS

Editor's Note:

I have been warning for the past 10 years in my former weekly Bali Sun real estate column, radio program, weekly Bali News & Views newsletters, quarterly seminars and, daily blogs and tweets that there are four major areas that should be avoided when buying real estate in Bali.

Those areas include anything south of the airport, Kuta, Seminyak, and Canggu.

My main reason for this warning was that I could see that these areas were being developed too rapidly without developing the infrastructure to support them.

Low and behold 10 years after my first prediction anyone living in these areas are experiencing Jakarta style gridlock traffic, overflowing sewage, power outages, and in general overcrowding that is now beginning to turn tourists away.

Tourists don't come to Bali to sit on Jalan Legian for one hour while a ceremony takes place.

Hotel Moratorium Required:

I agree fully with the proposed moratorium to stop construction (see article below) of any new hotels, especially in Badung regency.

This also means that nobody will be a able to build illegal villas and rent them because they will not be able to obtain a hotel license which is required.

I don't understand what investors were thinking, most of them from Jakarta, with money made on Indonesia's economic boom. After buying a $10,000 Gucci purse and a $100,000 Mercedes they decided to buy a hotel inBali  because it's the in thing to do.

Most have no experience with hotels, don't have a clue about occupancies and how to market them and certainly didn't do their research as to where to put them.

For example what were those people thinking that built several large hotels right on  Kuta beach?

For the past 10 years we have been hardly unable to drive down the beach in the best of times.

How do they expect to transport their guests from the airport to the hotel's? By helicopter? I don't think so!

I'm hearing guests are taking as long as one hour just to drive 6 km from the airport to this location.

Perhaps these new hotel owners don't know there is a glut of new hotels, all fighting for the same business.

Although Bali tourist arrivals are up 10 % the new hotels has increased probably by 20 % leading to an excisting price war.

I have heard of one Five star Hotel selling at $90 per night .

Fortunately this price war has not effected our © Bali Luxury Villas which have experienced avg.  70 % occupancy since the  beginning of the year, primarily from referrals from satisfied guests such as this one who just posted a testimonial on Trip Advisor.

In the meantime I've always stated Sanur and North, East of Sanur  on the new bypass is the best and nicest area to live in. If it wasn't and I wouldn't have lived here for 15 years.

Gianyar is the future of Bali:

At a meeting with the Kepala Desa (Head) of  Sukawati village in Gianyar Regency  this week I brought smiles to the faces of all those in attendance including the heads of most Banjars when I stated that Gianyar is the future of Bali.

With a brand-new 4 Lane Rd. built by the World Bank there is now access to many areas of virgin beachfront land.

I also stated to them that we plan on making an example for what future development should look like with 30% to 40% green areas and environmentally friendly construction.

We're happy to say we're probably one of the first one to obtain a legal hotel license for three huge beachfront estates that we're building right now.

The first one will be finished in July. See the details starting at $550,000 for a massive four-bedroom, freehold environmentally, beachfront estate.

I also made a statement in front of the group that the future will not be primarily from tourist but from retirees, especially from Australia who will discover that they can live like a Multi-Millionaire on what is barely enough live on in Australia. And yet only be a few hours away from their home country.

Many of my clients have taken advantage of the 55+ retirement visa which allows foreigners over 55 to retire here and obtain a five-year visa.

Retirees will contribute to the community, be more environmentally conscious and provide plenty of quality jobs for Balinese.

Time For Bali Hotels To Clean Up Their Act:

While were on the subject it's time for the hotels, especially in Badung Regency to take measures to clean up their environment.

Recently Kelly Slater a world-class surfer published tweets criticizing the large amount of plastic and trash on the west coast.

Most of this trash does not come from beachgoers. It comes from villagers dumping their trash in the rivers far upstream and then eventually it makes it's way down to the ocean. A majority of this trash comes from rivers on Java only 2.5 KM from Bali with 90 million people where many other rivers empty down into the straits between Bali and Java, especially during the rainy season.

Every Problem Has Solution:

The solution is simple. First local governments have to educate their people and fine them for throwing garbage into the rivers.

Villages must provide alternative easy garbage collection systems and then an education system starting from first grade all the way up to teach the children to teach their parents not to throw garbage in the rivers.

This system may take a whole generation to stop the bad habit of throwing trash in the river.

An immediate solution is a series of netting which can be put along the rivers. These nets can be maintained and cleaned by Balinese staff daily as often as necessary. Much of the refuse that they gather  will be reusable and can be sold.

Since the hotels in these areas are the ones are most affected by dirty rivers and  beaches they should pay for the staff to maintain these nets ,  gathering of the garbage and proper disposal. If the cost is spread amongst all of hotels in the area, and is mandatory it would be insignificant to the hotel's overall cash flow.

Warning Take Action Now or Kiss It Goodbye:

I now offer a severe warning especially for the Badung West Coast including the local governments and the managers of the hotels.

This problem will not go away but only get worst unless you all join forces and solve the problem.

If you do  not take control of the situation the news of Bali 's trash and gridlock traffic problems will spread as fast as the news of the Bali Bombings in the past.

As a result  Bali's tourism will drop significantly, occupancies will drop, hotels will go bankrupt, and Bali will be a paradise lost.

In the meantime any of you considering buying real estate in Bali whether through us to us or any other realtor I heavily recommend you consider the areas of Sanur and the coastal areas North, East of Sanur which are much better planned and controlled.

A new road is being built directly from the airport to  allow passengers to drive from the airport directly to Serangan Island to Sanur within an estimated 10 minutes and then another 10 to 15 minutes from there to Gianyar.

In conclusion as one of the first Villa developers in Bali I had the vision to see the demand coming and I also had the vision to see which areas were going to be overbuilt and have gridlock traffic.

My crystal ball is quite clear. Those of us who have lived in Bali for a long time have a responsibility to encourage and assist local governments in managing Bali to keep it "clean and green" (which by the way is a slogan that I came up with six years ago on our garbage cans).

In the meantime a hotel a moratorium in Bandung  should be initiated immediately.

From the Jakarta Post:

Association backs hotel moratorium:

by Ni Komang Erviani on 2012-04-25

Bali Tourism Association fully supports the provincial government in the enactment of its moratorium on the construction of new hotel and tourist-related facilities in the southern part of the island.

The Association chairman, Ida Bagus Ngurah Wijaya, complained that Gianyar, Badung and Denpasar mayoralty had rejected the policy reasoning that they need to boost their regional revenue.

“Bali needs to focus more on quality instead of quantity tourism. The island is small, while the number of tourists and facilities is growing uncontrollably,” Wijaya said in a seminar on spatial planning.

In 2011, Governor Made Mangku Pastika issued a moratorium covering the areas of Gianyar, Badung and Denpasar. This policy was aimed at properly controlling the oversupply of hotel accommodation in these rich regencies, as well as protecting the environment there.

It was also intended to direct investment toward the more under-developed regencies in the northern and eastern parts of the island, such as Karangasem and Buleleng regencies.

“Regional administrations must abide by the moratorium and support the policy,” Wijaya said.

The growing number of hotels and lodgings in southern Bali already exceeds market demand. The Bali branch of the Indonesian Hotels and Restaurants Association (PHRI Bali) conducted a survey last year and found that Bali has 2,260 star-rated hotels, 88.5 percent of which are located in southern Bali.

“The average occupancy rates of hotels in Bali have dropped significantly to between 50 and 60 percent. This is not feasible for the hotel business, which requires at least a 70 percent occupancy rate,” Wijaya said.

Tight monitoring and controlling of development activities must be implemented to prevent a negative impact on tourism and the environment alike.

The tourism market is now shifting to Asian countries such as China, South Korea, Taiwan, Malaysia and Singapore. The number of tourists from the traditional markets of Europe and the United States is starting to fall because of global economic conditions.

Tourists from European countries have usually stayed longer than those coming from Asian countries.

“The average length of stay has decreased from 10-14 days to only 3 days. Tourists are spending an average US$100 per day, down from $200 per day in the period before the 2002 Bali bombing,” Wijaya said.

Bali Villa Association (BVA) chairman Mangku Wayan Suteja added that he agreed with the moratorium for southern Bali.

“Development and investment in north and east Bali will bring job opportunities for many people in those areas and will improve people’s living conditions,” Sutedja said.

Investors are still reluctant to invest in these underdeveloped areas because of limited infrastructure, including roads, electricity and water supplies. Lack of legal clarity also prevents them from developing businesses there.

Tourism community rejects Buyan resort project:

The Bali Tourism Communities Alliance has lodged a strong protest against the forestry minister’s support for a private company to develop the 100-hectare Buyan luxury resort within the protected forest conservation area around Lake Buyan in Buleleng regency.

“Over exploitation will only damage the island’s environment. The government should be careful when giving investors permits,” the alliance’s chairman, Gusti Kade Sutawa, told Bali Daily on Thursday.

The 100-hectare Buyan luxury resort has been planned and will be developed by PT Nusa Bali Abadi. Under the planned agreement with the Forestry Ministry, the potential investor will be entitled to develop a spacious resort comprising villas, hotels and supporting infrastructure in the protected forest, which is one of the most important water catchment areas on the island of Bali. In 2007, PT Nusa Bali Abadi was also given the concession rights to develop another 20-hectare resort area. Concession rights are valid for 55 years.

Pleasant surprise 900% Gain in Eight Years:

Those of you who have been reading my Bali News & Views articles, newsletter, tweets and blogs are well aware that I have been bullish on Bali Real Estate for the last 10 years.

I can hear the non-believers saying "he's a realtor , of course he will be bullish".

"he's a realtor , of course he will be bullish".

It is a natural assumption that I am bullish because it is my prime business and I would be foolish to be bearish.

Only my true long term friends know that contrary to that wise assumption I tell it like it is, even if it means a downturn in business, and I can prove it .

Come to my office and I will show you  newsletters I published  22 years ago in Hawaii in 1990 where I stated "Hawaii Real estate Prices Will Collapse" .

At the time one of the companies I owned was a Hawaii Real Estate Brokerage Company.

Nobody believed my prediction after prices were going up for decades. But I saw they were  overpriced and nobody could make positive cash flow and I published the sell signal.

In hindsight I should have keep my predications private. I lost a lot of friends, made a lot of enemies in the real estate business including incumbent politicians because most people owned Hawaii real estate.

Many were hurt by falling real estate prices. But I didn't make the market I simply predicted it.

So contrary to what most assume I will not hesitate to issue a sell signal even for Bali when the time comes.

I will of course advise my clients well in advance to sell and take their profits.

I believe before that time comes there's huge profits to be made as prices escalate exponentially. Of course there are a lot of factors that will influence future prices.

But so long as buyers can make very strong positive cash flows I feel comfortable the market is safe.

To learn more about what's available you can look at our website for  Bali Real Estate in general.

More specifically our best recommendations are our  Bali luxury villas which we designed, built, sold and manage.

For the past two years we have been averaging 70% occupancy for tourist rentals.

The crown jewel of our investment portfolio right now is Paradise Beach Estates which only has only three estates available for sale starting at $550,000.

Or you might just want to buy a piece of land starting at $185,000.

Proof In The Pudding:

As the old saying goes the "proof is in the pudding".

Two days ago I just sold a property for a 900% profit in eight years. And you wonder why I've been keeping 80 % of my money in Bali real estate.

"I just sold a property for a 900% profit in eight years"

Is it over?  Is it too late?

As I've mentioned several times before if it had not been for two Bali bombings, Bali real estate would be twice the price it is right now and we will probably would have had a balloon which would've burst several years ago along with other Asian markets such as Thailand.

So long aBali News & Views Trip Advisor Bali Luxury Villa Maids you can still purchase a two-bedroom luxury Villa with a small pool for $185,000 the market is still very affordable and looks very cheap in the eyes of foreigners.

Some recent examples of first-hand quotations from buyers is one from a buyer from Darwin, Australia who recently purchased a Bali News & Views Trip Advisor Bali Luxury Villa QueenTwo Bedroom Villa for $250,000. I asked him how much this Villa would cost in Darwin, which is not necessarily the prime real estate market of Australia, he said "at least A $ 1,000,000.

I was even more shocked a couple weeks ago while driving around with my Australian, contracting, consultant friend and I asked him "what would it cost to build the  smallest  Estate that we are building in our Paradise Beach Estates which has 380 m²  under roof, of first-class quality including marble floors marble countertops, solar water heating and a large swimming pool.

He shocked me when he said to me in $2,500,000. I questioned the price and he countered by saying "remember that journeyman electricians and plumbers who can be had here for $300 a month would cost you $10-$20,000 per month in Australia". Untrained workers in Australia receive $1,500.00 per mth. where as here they receive $150.00

So as long as you can purchase a beautiful massive freehold first class estates 70 mtr. from a gorgeous beach for $550,000 there's still a long ways to go in price before we approach what may be considered a bubble. At least a doubling of prices.

Further recent analysis of how well one of our clients are doing was a client that purchased a Villa from us for  $156,000 six years ago. The current  market value is around $280,000 but more importantly he has earned almost $140,000 in positive cash flow which works out to about 17% net per annum. Makes you wonder why anyone wants to keep money in a bank 1% -5%

The Bali real estate market is very hot right now especially with the government deciding to curtail building of any new villas which would require a hotel license to be legally rented to tourists.

Those of us that have licenses already such as our Paradise Beach Estates will have even heavier demand as a supply diminishes dramatically the next year or two.

So as the Australians say "It's all good mate" and the risk reward ratio is perhaps one of the best the world.

Safest Investment - Bali Real Estate

As I have been predicting for the past 10 years throughout the world wide recession and current ongoing fears of European economic collapse Bali real estate has not only been one of the best performing investments in the world but also the safest with not one down year.

I am still  bearish on Australia, Singapore, Hong Kong, Beijing, Shanghai, and even Vancouver, Canada, my own hometown, which I just recently turned bearish.

I'm bullish on less developed countries, especially Indonesia.

The amount of money flooding into Indonesia right now is at record highs.

A portion of that money will find its way into the real estate markets and we are seeing increasing values in Jakarta and especially in Bali.

The bottom line is if you want to know whether  certain areas of a real estate market is good perform a 15 to 20 year cash flow projection.

Start by inserting your current purchase price, subtract your mortgage costs, and expenses including upkeep and taxes and see what your net profit is per month. You may also add estimated appreciation. I use 5% Don't forget to deduct sales  commissions which are usually 5% to 10%.

Then add your yearly rental income.

If you can't get a positive cash flow of  at least 10 % it is probably a bad investment.

I'll tell you how good Bali is right now.  A villa that we sold several years ago which was on a long term 50 year lease which cost the owner $6,800 per year plus expenses of another $7,000 per year, or rounding off' $14,000 year. We just rented this Villa for a net after commissions of $36,00 per year leaving a net profit of around $30,000 year or over 157% per annum.

"We just rented this Villa for a net after commissions of

$36,00 per year leaving a net profit of around $30,000

year or over 157% per annum."

These kind of opportunities are still available with a limited amount of  properties we have available at Bali luxury Villas with Villas starting as low as $189,000 for a two bedroom three bathroom Villa with private pool.

Our best investment potential is our huge brand new Paradise Beach Estates starting at $189,000. ( See details below).

With either of these opportunities not only do you receive exceptional income at only 60% to 70% occupancy per year. You also have the private use of it for you and your family or your associates 30% to 40% of the time. It doesn't get much better than this.

Kuta to say goodbye to traffic jams:

BY NI KOMANG ERVIANI ON 2012-05-02

Traffic congestion at Bali’s busy Dewa Ruci intersection connecting Sanur, Kuta and Denpasar areas will be eased as soon as construction of the island’s first underpass, scheduled for completion in May 2013, is finished.

Hendro Satrio, head of the construction project, told Bali Daily on Tuesday that construction of the underpass has reached 24 percent completion as of the end of April. “It is ahead of target, which was for 23 percent completion,” Satrio said.

The Dewa Ruci underpass, near Ngurah Rai International Airport in Tuban, is being built to solve the chronic traffic jams on the major roads in the area.

Artificial flowers make a hot business:

by Wasti Atmodjo on 2012-05-08

Thriving color: An artificial flower crafted by the Suteja family. BD/Anggara Mahendra

Wayan Suteja and his wife, Dyah Yudiasrini, had never dreamt of leading a promising home-based industry using piles of “waste” material.

The couple started making their artificial flowers in 1998 when people still adored buying fresh plants.

“We led a life like scavengers, hunting out all the material from every corner of Bali,” said Suteja.

They produced artificial flowers using dried corn leaves, banana leaves, lotus seeds, palm flowers and coconut husks. MORE: http://www.thejakartapost.com/bali-daily/2012-05-08/artificial-flowers-make-a-hot-business.html

Workers demand rules on hotel tariffs:

by Wasti Atmodjo on 2012-05-08

The Association of Hotel Workers in Badung regency has demanded that local authorities propose new rules on hotel tariffs to avoid unhealthy business practices.

Putu Satyawira Mahendra, the association chairman, explained that currently hotels competed to attract guests by lowering their room prices to the very minimum. As a consequence, the hotels then have to cut the salaries, as well as incentives, for their workers.

“We strongly demand that the regional administration, in this case Badung regency, propose a new bylaw as a legal umbrella to control this unhealthy tariff war among hotels,” said Mahendra.

WA shares boom with Bali:

Rob Broadfield, The West Australian May 6, 2012, 9:12 am

Starwood's luxury W Hotel in Seminyak celebrated its first year of business in March.

Bali is enjoying an economic and tourism boom not seen since before the terrorist bombings in 2002 and it is WA's cashed-up fly-in, fly-out workers, sea changers and retirees driving demand.

Hotel and resort operators say new restaurants and resorts are opening almost daily to cater to the growing appetite for luxury accommodation and world-class dining.

International hotel group Starwood is believed to have five properties in the pipeline, including a new Sheraton Hotel in Kuta, a high-end Westin Hotel resort in Ubud and one of its premium brand Luxury Collections resorts in Jimbaran.

Starwood's luxury W Hotel in Seminyak celebrated its first year of business in March and has been sold out for most of the past 12 months.

"It's unprecedented growth," hotel executive Marcus Willson said.

"There are now direct flights to Denpasar from most of Australia's capital cities, but it's the nine flights a day from Perth which have had the biggest impact on the island," Mr Willson said.

Those flights equate to 40,000-50,000 passengers a month and they are not just the surfers and adventurers of years gone by.

"It's a combination of people," Mr Willson said.

"There are a lot of Australians doing the sea change thing, the fly-in, fly-out crowd are increasingly hopping on a plane for Bali on their leave rotation and there's a strong West Australian contingent buying holiday homes on the island," he said.

City launches anti-begging push:

BY ON 2012-04-30

Denpasar: Denpasar municipality has placed six large ads calling on people to stop “spoiling” street children and beggars roaming on some major city streets.

The campaign ads, measuring four by six meters, are part of the municipality’s public campaign to stop people from giving money or other items to the beggars.

Made Erwin Suryadarma Sena, head of the Manpower, Transmigration and Social Affairs Agency, said that the campaign was aimed at discouraging people from begging on the street, which in turn could create social problems.

“It will also affect the image of Bali, Denpasar in particular, as a tourist destination,” said Erwin.MORE: http://www.thejakartapost.com/bali-daily/2012-04-30/city-launches-anti-begging-push.html

Governor Pastika asks hotels to appreciate artists:

BY NI KOMANG ERVIANI ON 2012-05-07

On a hot afternoon, a number of gamelan players and dancers decked out in glittering costumes and full stage make-up were on their way to a hotel in a truck usually used to transport cattle to an animal market.

Upon arriving at the hotel, the artists had to retouch their sweaty faces and to fit their stage costumes in the tiny restrooms at the back of the property.

“We’re lucky if we can get dressed in a restroom. We often have to get dressed in a kitchen amid hot stoves. We don’t have any choice, but to follow orders,” shared I Wayan Sugama, popularly known as Codet, a bondres artist, during a meeting with Bali Governor Made Mangku Pastika on Sunday.

JOHN FAWCETT: A vision of love for Bali:

BD/Lukman SB

After a life-threatening medical accident forced him to take early retirement at the age of 49, John Fawcett relocated to Bali in 1983 with one single vision: to sit under a coconut tree, do nothing and wait for a coconut to hit him on the head and finish him off.

That vision never happened.

As the warmth of the Balinese people and the beauty of the island’s culture renewed his life hopes, Fawcett, instead, began to renew others’ hopes and uplift their lives through his humanitarian work, initiating a cleft lip and palate program in 1989 and a mobile clinic for cataract surgery in 1991.

In 2000, Fawcett founded the John Fawcett Foundation, which was previously known as Yayasan Kemanusiaan Indonesia (YKI).

Around 30,000 incidents of blindness in Bali are caused by cataracts. Since 2010, his programs have also reached other provinces around the archipelago, including Lombok, Kupang, East Java (Surabaya), Sumatra (Bengkulu) and Kalimantan (Banjarmasin).

From 1991, the foundation has conducted a total of 33,000 cataract surgeries, free-of-charge, while last year alone saw 3,643 cataract operations.MORE

Couple set example for alternative energy:

BY WASTI ATMODJO ON 2012-05-07

For the past one and a half years, husband-and-wife team, Ketut Rai Wijaya and Ni Luh Nesa Wahyuni, have transformed their backyard in Undagi village, Mambal district, Badung regency, into a home industry with a pigsty and biogas installation, oyster mushroom cultivation and an organic vegetable farm. Not only receiving additional income, the couple has also turned into a role model among their neighbors.

“We started by raising pigs and building the biogas installation. The results were not bad at all, as we managed to save Rp 75,000 (US$8.17) every month by not purchasing gas anymore,” said Wijaya, whose initiative was assisted by environmental expert Ni Luh Kartini of the Bali Organic Association (BOA). Afterwards, the family also received extra earnings from selling the pigs every five months, as well as from selling harvested oyster mushrooms and organic vegetables.

Wijaya and his wife spent Rp 8 million from their savings for the biogas installation and to purchase the pigs — which have now bred eight piglets — as well as to start the mushroom cultivation.

Lady Gaga Not Welcome in Indonesia:

Lady Gaga Not Welcome in Indonesia, says Muslim Group .

Muslim activists take part in protest against Lady Gaga’s upcoming Indonesia concert in Jakarta. JAKARTA – Indonesia may be home to many Little Monsters, as fans of Lady Gaga are called, but a hard line Muslim group said Monday that the American pop star is not welcome in the country, accusing her of promoting devil worship.

As the economies of many countries in the West struggle, Indonesia has become a favorite stop on the global concert circuit and Lady Gaga is likely to be the latest big arrival. She is scheduled to perform in Jakarta on June 3 but some Muslim conservative leaders have already expressed opposition to the gig. Associated Press Lady Gaga waves to fans on her arrival at a hotel in Hong Kong. “Lady Gaga insults all religions. Even Christians in Korea opposed her,” said Munarman, a spokesman for the Islamic Defenders’ Front (FPI), a group known for its tough stance on vice and liberalism and sometimes violent protests. “She is promoting the worship of Satan.”

A group of conservative Christians in South Korea protested against Lady Gaga’s concert in their country last month, saying she promoted homosexuality. Mr. Munarman, who like many Indonesians goes by only one name, did not say what the group would do if the concert in Jakarta went ahead as scheduled. “We’ll decide later,” he said. Local Gaga fan Rientha Ramdan said here idol’s songs are not from the devil. “Some of the songs in her latest album actually reflect her spirituality as a Catholic,” said the Jakarta-based little monster. “I don’t think they even listen to Lady Gaga’s songs. They only see her posters, which are frightening but they are just for show.” Ticket prices for the concert to be held at the Bung Karno soccer stadium range from 750,000 rupiah to 2.25 million rupiah, unaffordable prices for most Indonesians.
